The Country Living Apartments is located at 3100 5th St, Sachse, TX. Surrounded by the Cities of Wylie, Garland, Murphy, and Rowlett, Sachse offers a small town feel with the modern conveniences of a large City. The complex is a low maintenance investment property built in 1973 with a stucco exterior, minimal wood siding, and pitched composition roofs on a slab foundation. Rather than pay a traditional management company, current ownership gives a two bedroom unit to a tenant/ “manager” in exchange for oversight of exterior maintenance (lawn care, trash pick-up, etc.) common repairs throughout the units (leaking faucets, clogged sinks, garbage disposal repair, make ready’s, etc.), and rent collections. Future upside includes either self management and/or contracting a management company to oversee these responsibilities in order to collect rent on 100% of the units.

  
 

Only one other multifamily exists in Sachse giving very little competition to the Country Living Apartments. Sachse, TX is approximately 20 miles northeast of downtown Dallas on Highway 78; 3 miles north of Highway 190 also referred to as President George Bush Turnpike (PGBT), which provides quick and easy access to Plano, Richardson, Garland, North Dallas and Central Expressway. The highly anticipated expansion of PGBT connecting the toll road to Interstate 30 is expected to be completed in December 2011. As of January 1, 2009, the North Central Texas Council of Governments estimates Sachse's population at 18,750. The Firewheel Outdoor Mall in Garland on Highway 78, located approximately two miles from the subject property, offers great retail shopping and an array of restaurants and family entertainment. Sachse is served by the Garland and Wylie Independent School Districts (ISD). Students living in Dallas County attend Garland schools and those living in Collin County attend Wylie schools. Continuing education is served by a wide variety of universities and community colleges in both Dallas and Collin counties, several within a short commute.
