The is a 60-acre site near NW John Jones Drive and SW Alsbury Road, and is part of the 653-acre mixed-use development dubbed the Burleson West Transit Oriented Development District. Part of the district will involve a commuter rail line connecting Burleson and other cities to Fort Worth, as well as bus lines. This site is unique in Burleson as it provides opportunities for multi-modal transportation. The mixed-use component of the TOD would provide for employment centers, integrated buildings with residential and retail/office components, potential governmental and other public buildings, and parks and open space. Surrounding the mixed-use component is a wide range of residential development opportunities, including higher-density condominiums and apartments in the range of 20 dwelling units per acre, and townhome/brownstone and other single family development in the 7-15 dwelling units per acre range. The layout of the overall acreage focuses on neighborhood centers, connected by sidewalks, paths, public trails in the parks, open spaces, and creek areas. The type of development encourages walking, and the compact nature of the development provides for short walking distances from the future rail station site to areas devoted to live, work and play.
Encore Multi-Family is currently constructing Encore at Alsbury, an $18 million project that broke ground in July 2010 with completion scheduled for mid-2011. The project will be one of the first transit-oriented development-specific projects to be planned for the site. The extension of Alsbury Blvd. to Candler Road and Candler Road south is scheduled to be completed before year end 2010.
Centex Homes has developed the property adjacent to the subject. The development began in 2004 and was fully developed in 2010. The development contains 450 single family homes that range in price from $120k to $185k.
